What Can Delay a Mortgage Application?
There are a few factors that can affect how long your mortgage application takes – some lenders can take longer than others to process your application and if your circumstances or property are unusual, that can also add extra time. However, one delay that you can avoid, is missing or incorrect mortgage application documents.
After our conversation, you'll receive a series of emails from us requesting information and documents which the mortgage lender will require to get your mortgage application underway. Here are the basics:

Proof of Identification and Address
For money laundering purposes each applicant will have to provide all three items from the list below.
Passport
Driving licenceÂ
Utility Bill / Bank Statement / Mortgage Statement
All the above forms of identification and proof of address must be in date and in the correct name. If your passport or driving licence is still in your maiden name, then you will also have to supply a copy of your marriage certificate.

It's really important that you take a good photo or scan your ID documents so that any photographs and text can be seen clearly. If a mortgage lender can't verify your identity this will delay your mortgage application.

Proof of Income
Depending on your employment status, most mortgage applications will require you to submit evidence of your earnings. You will usually be asked for:

Your last 3 months payslipsÂ
Last 3 months payslips, with the correct name and address.Â
P60 (if applicable)
Latest year's P60
Accounts, tax calculations & overviews (if applicable)
Your last 2 years accounts, tax calculations and tax overviews can be ordered from your accountant. Bear in mind this can take around 2 weeks to receive.
3 months bank statementsÂ
Your last 3 months bank statements showing your salary payments. These must have the correct name, address, sort code and account number.Â
Benefits proof
All pages of your latest benefit statements from the DWP.
Any pension statements (if applicable)
Additional Requirements for Your Mortgage Application

Depending on what type of mortgage you are applying for the following additional documents may be required to support your application.
Your mortgage broker will advise which specific documents are required for your application, but below are a few of the most commonly asked for supporting documents.

Latest mortgage statement
Proof of buy-to-let (rental bank statements)
Latest Buy to Let mortgage statements OR mortgage offers.
Last 3 months statements showing rental payments and tenancy agreements.Â
Proof of deposit
3 months bank statements showing build-up of funds.
If gifted deposit – then a gifted deposit letter will be required (we can supply you with a template letter), bank statement showing proof of income from the person gifting and photo ID for them.Â
Insurances
Current life and building insurance cover, as well as confirmation of any sick pay or employer benefits.Â
